ADU demolition · cost guide
What does it cost to remove an old ADU?
Old in-law units and backyard cottages often come out to make room for a new ADU. Every one is priced on site. Here is what we look at, so the quote makes sense when you get it.
What moves the price
Seven things
we look at.
We walk the site with you, look at each of these and give you a written quote. Estimates are free.
Size and number of stories
More square footage and a second story mean more material to take down, load and haul.
How it was built
Wood framing comes down faster than block or masonry. Stucco and tile roofs add weight and hauling.
Foundation and slab
If a new unit is going in, the old foundation, footings and slab usually come out too.
Backyard access
Many units sit behind the main house. Gate width and side-yard access decide which machines fit and how far debris is carried.
Utilities
Old units often share lines with the main house. Water, sewer, gas and power to the unit have to be disconnected and capped.
Trees and neighbors
Units near property lines and trees need protection measures, and some cities require a tree protection plan.
Permits and testing
Most cities require a demolition permit, and older buildings may need testing for materials like asbestos first.

- Can the main house stay lived in during the job?
Yes. We work around the main house and protect it, and we plan access with you at the walk-through.
- Does the price include the foundation?
Only if the job needs it, and the quote will say so. If a new ADU is going in, the old foundation usually comes out.
- How long does it take?
The demolition itself is usually a matter of days. Permits, testing and utility disconnects take longer, so we start that paperwork early.
