House demolition · cost guide
What does a house teardown cost?
Every teardown is priced on site because the things that drive the cost only show up when you walk the lot. Here is what we look at, so the quote makes sense when you get it.
What moves the price
Six things
we look at.
We walk the site with you, look at each of these and give you a written quote. Estimates are free.
Size and number of stories
More square footage and a second story mean more material to take down, load and haul.
How it was built
Wood framing comes down faster than masonry or block. Stucco, tile roofs and concrete walls add weight and hauling.
Foundation and slab
Removing the foundation, footings and slab is often part of the job when a new home is going up. It adds breaking and hauling time.
Access and neighbors
Tight lots, shared driveways and close neighbors mean smaller machines, more protection and more care.
Utilities
Gas, electric, water and sewer have to be disconnected and capped before demolition. Utility companies set their own schedules for this.
Hazardous materials and permits
Older homes may need testing for materials like asbestos before demolition, and most cities require a demolition permit. Both are handled before the first machine starts.

- Does the price include removing the foundation?
Only if the job needs it, and the quote will say so. Most new builds need the old foundation out; some remodels keep it.
- Can you take down just a garage, shed or ADU?
Yes. Garages, sheds, ADUs, decks and outbuildings are common jobs, and they cost far less than a whole house.
- How long does a house demolition take?
The demolition itself is usually a matter of days. Permits, testing and utility disconnects take longer, so we start that paperwork early.
