Garage demolition · cost guide

What does a garage teardown cost?

Every garage is priced on site, because what drives the cost only shows up when you see it. Here is what we look at, so the quote makes sense when you get it.

What moves the price

Six things
we look at.

We walk the site with you, look at each of these and give you a written quote. Estimates are free.

  1. Size, and attached or detached

A detached garage comes down on its own. An attached one is taken off while the house wall and roofline next to it stay sound, which takes more care.

  2. How it was built

Wood framing comes down faster than block or masonry. Stucco and heavy roofing add weight and hauling.

  3. The slab and driveway

Breaking out the garage slab, and the driveway with it, is often part of the job when something new is going in.

  4. Access

Driveway width and room for a machine decide how the job is done. Tight backyards can mean more hand work.

  5. Utilities

Power, and any gas or water run to the garage, has to be disconnected and capped before demolition.

  6. Permits and testing

Most cities require a demolition permit, and older buildings may need testing for materials like asbestos first.

Can you take off an attached garage without damaging the house?

Yes. We take down one side of a shared wall while the structure next to it stays sound, with careful sequencing and hand work where a machine can't go.

Does the price include the slab?

Only if the job needs it, and the quote will say so. If you are building something new on the spot, the slab usually comes out.

Do I need a permit?

Most cities require a demolition permit. We tell you what your city asks for at the walk-through. Our city pages list the rules for each city.
